Respecting Old Buildings, Fixing Old Floors
Much of the epoxy flooring we install in Evansville goes into garages, outbuildings and basements behind older homes. The Wisconsin Historical Society has described Evansville as having the finest collection of 1840s to 1915 architecture of any small town in Wisconsin. Its historic district, listed on the National Register in 1978, runs around Main Street out to Garfield Avenue and Liberty Street. Most of its buildings were finished by the 1920s.
Old houses, later floors
Many of the houses here are older than the concrete under their garages. Car garages were often added decades after a home was built, and floors were poured, patched and repoured over time. When we look at an Evansville floor, we often find:
- Slabs of uneven thickness, sometimes poured in sections
- Cracks that have opened and closed through many winters
- Old paint or sealer that is peeling
- Basement floors that were added to older stone or block foundations
That is why concrete crack and floor repair comes up on so many Evansville quotes. The coating is only as good as the floor beneath it.
Basements under old homes
Older basements were not built with vapor barriers under the floor. Moisture can rise through the slab and lift a coating from underneath. We test every basement before we recommend basement floor epoxy. If the reading is high, we say so and explain what would need to change first. A coated basement in an old house makes a clean laundry or storage area, but only if the slab is dry enough.
A town that made things
Evansville grew fast after the Chicago and North Western Railway arrived in 1863. Its industry made carriages, wagons, pumps, windmills and iron castings. That habit of making things lives on in home shops and hobby garages across town. Workbenches, tools and project vehicles need a floor that shrugs off oil and solvent. Shop and commercial floor epoxy fits that use, and so does a durable garage floor epoxy with a chemical-resistant topcoat.
Interior work in a historic district
A floor coating does not change how a house looks from the street. If your project also involves exterior changes to a garage or outbuilding, check with the city before that work starts. We keep the floor scope separate in our written quote.
Outbuildings behind old homes
Many Evansville lots have a carriage house, barn or shed behind the main house. Some of those buildings now hold cars, tools or a workshop on a concrete floor that was added later. Those slabs are often thin and uneven. We grind them, fill cracks and level the low spots, then coat them with a system sized to how the building is used. A sealed floor keeps out dust and is easier to sweep, which matters in a space you also store things in.

Evansville Questions
My Evansville garage floor was poured in sections over the years. Can it be coated as one floor?
Often, yes. We grind the whole surface, fill the joints and cracks between sections and level low spots. If one section is breaking apart, we will tell you whether it needs replacing before we coat.
Do you test basement floors in older homes before coating?
Every time. Old basements usually have no vapor barrier under the slab. A moisture test tells us whether a coating will hold or whether the moisture has to be dealt with first.
What does a coating cost for an old Evansville garage?
The price depends on the size of the floor, how much crack repair and paint removal it needs and which system you pick. Old floors usually need more prep than new ones. We measure and inspect in person and then give you a written price.
